We offer an affordable lending option for vacant lots in established subdivisions and for small acreage land purchases for borrowers that intend to start construction within 24 months.

And, we let you borrow $350,000 with an LTV up to 80% and $500,000 with an LTV up to 75%. Max LTV will be reduced 10% in markets with declining values. A 2% non-conversion fee will apply to Lot Loans not converted to a GSB One Time Close Construction loan at the end of the 24 month term. Lot Loan payments are interest only based on a fixed interest rate.

Designing a new home begins with lot selection and orientation.

It is important to orient your home so the sun can heat your home naturally in the winter, while minimizing solar heat in the summer. Taking advantage of natural land formations to provide shade and shelter from prevailing winds can help manage energy costs. Other factors to consider:

  • How much traffic is there?
  • How much noise is there from cars, planes or businesses?
  • Is there any future development planned for the area?
  • Is the lot located in a flood zone or is runoff from adjacent lots or property a potential problem?
  • Are there too many or too few trees?
  • Are utilities ines conveniently located to the lot?
  • What is the zoning for the lot and surrounding area?
  • Is the lot accessible -- even in the winter?
  • Are schools, stores, churches and hospitals conveniently located to the lot?
  • What are the taxes on a house of the size that you plan to build on the lot?
